Just one example, all through 2022 the Western cities were seeing falling prices and a buyer's market while Eastern cities were seeing continued high demand for homes compared to supply, with prices mostly remaining steady or going up. 

And not sure about volatility either although 08 meltdown cental valley and  Eastern LA got hammered at the same rate that  PhX  LV  FLA  GA got hammered . 

@Kyle NeffAs an investor I invest mainly in eastern Hamilton County, and Clermont County, my portfolio is a bit spread out made up of mostly smaller multi family properties.

@Luka Milicevic I'm concentrating more on central and eastern Tennessee (Nashville MSA, Knoxville MSA, Chattanooga), although I am not ruling out Memphis MSA either.

So many jobs that employers cannot fill them and import eastern Euro and Asian students.

Preston - I do not know the area personally as I invest in the eastern part of PA.

In my opinion Wilkinsburg is only good up to a certain street in the eastern direction and and Lincoln-Lemington Belmar would be a no for me..
