You can always request Medical Documentation: Request documentation of her medical situation and a letter from her doctor to make sure her condition will improve and ask if she is up for taking care of the property while she is recovering.Check Her References: Contact previous landlords for references to get a sense of her reliability as a tenant.Lease Terms: You can always start with a 6 month or a 1-year lease option if you have a good idea of her overall health condition.  

To learn specifics contact your local county to see what is required to claim the surplus and perhaps talk to a local tax line attorney.

The service company can attempt to extend its life by cleaning the condensing unit, replacing the aged AC capacitor and contact, and checking for R-22 levels.

I would recommend contacting local property management companies and investors to see what struggles they have had.

We have been marketing to expired listings and contacting listing agents who's listings have been sitting on the market for months with price reduction after price reduction. 

I tell my applicants that as long as their info checks out and their application is accepted that I will reimburse them the fee as a credit toward their first months rent just because I don't like to nickel and dime people, but that's a personal preference.
