@Yuliany W. first we have to assume that all or most of your competitors don't offer cable because, if they do, then you should keep cable.If then don't then I would remove cable because from my experience prospective tenants ask about rent and if your rent is higher than other places, even if you have cable, it won't get the same attention.

While I am definitely happy to have additional income coming in I believe that the compliments brought it all home for me especially after all the nonsense I had to deal with for just that 1 unit.The lessons I would like to pass on with emphasis in renovating is: if you are going to do something do it right, pay attention to detail, don't be afraid to spend a little extra money to buy something more premium to get an edge on your competitors if you can afford it and its just, and take every misfortune as a lesson so you can do it better next time.So the next time you are going through the struggles of doing a renovation just wait till you see the looks on your buyer/renters face and that will hopefully motivate you the way it motivated me to be the best you can be.Stay frosty BP community!

Take the time to develop a list of exactly what you need, and submit your proposal to the Pro desk for a bid.Since you have your proposal, you might as well take it to any HD competitors in your area, and let them bid on it.Be sure to let the manager know that you are rehabbing a number of apartments and that they could get your business on the rehabs down the line.

When I was originating, I would beat the pants off of any credit union, big bank and small broker's pricing and our refis would take 20 - 30 days at most.So to sum it all up:Might make sense to pay more to use a local broker for a fresh purchase.Definitely makes more sense to do all refinances through the nationwide lenders.One last tip: If you decide to call the big ones (Quicken loans, loan depot, etc.) make sure they know you are shopping their competitors.
