There's a ton of new construction underway and as these start selling in the $400k range these lots (the prime location ones at least) will start commanding those types of prices. 

I don’t know what your market is like but that is something to take into consideration if 1 bed 1 bath units don’t command a high price in your area.

At 18, I think it is going to be hard to command the authority to people - even though you are probably fully capable, and that would worry me for you.  

Unless maybe you do an all-inclusive RBTR type of strategy and command much greater than normal rent.

No way I could if I spent what these cabins were commanding last year. 

A mess is a mess and it won't be the first or last time.. that's why you document move in conditions and photo move out conditions.. and get a good security deposit.You say he's in the military,, check other posts about military tenants, you'll see that if you contact his commander he'll be pressured to pay for damages.. not sure but worth a check. 

I have a 5 unit where I do include most of the utilities but remodeled it nicely and can command higher rents to offset the expenses.
