It looked at data back to 1870, and found interest rate norm was paltry, like 1.7% over the last 2 centuries. the high rates of the 80s (Paul Volcker) was the historical abnormality.I saw a figure that if rates hit 3%, govt is out of money.

The top 3 large cities for total residential return this century are all CA cities per case shiller.  

by the way Neighborhoodscout has Kona 9/10 for appreciation for this century (so in the top 20%) and Waikoloa beach (10/10, so top 10%) for this century.I suspect STR markets with cap rates approaching 20 are typically in markets that neighborhoodScout has as 5/10 or lower for this century.
