.- A grade neighborhood and good pricing means that I have little turnover and seamless transition when tenants move (literally zero days of vacancy in 4 years due to good planning, pricing, and desirability of neighborhood)- I used to live in Boston so before I moved, I already vetted and set up relationships with key maintenance contractors: plumbers, handyman, painters, pest, attorney, etc.

I would echo Ross's comments which I found very insightful, I have a blend of C's and B's in my portfolio and while the C's look good on paper, the B's are more consistent.
