.- Condition of equipment and estimate of life expectancy of all equipment (pump, filter, heater, chlorinator, etc), and the pool surface (resurfacing a pool can be very expensive).- Compliance with all codes (i.e. main drain, gates, etc).In my experience, your chemical cost alone could be $100 month.

If the note surfaced two years later for any reason, I'd be looking at loan servicing issues.It can go further, when the mail is used in illegal transactions you'll have other issues, was money wired to any insured bank depository, where does the audit trail lead us of how illegal business was conducted?

Then I typically get as a response, "But I figured if I contacted the bank directly, I could cut out the middle man and save us both time and money", and while on the surface that may sound good, any perceived time and money savings is all but gone when I have to spend time and money explaining to my examiners, regulatory agencies, auditors, CRA agencies, Compliance Departments and so many other entities why I sold a home through direct contact and negotiation with a buyer, instead of listing it with an agent and maintaining that "Arms Length" relationship.

Eliminating cat urine odor while leaving carpet or subflooring that have been saturated with urine but sequentially dried will result in the odor returning if and when the surface gets exposed to humidity or moisture.
