Thank you @George P. and @Rod Hanks - it is really that simple, I just needed to get out of my own way.

LOL That's OK though, cuz there will be lots of fishing with my girl in the years ahead and since I'm not a young man, by the time she's old enough to work a fly rod, I'll have a lot more interest in chasing fish than chasing dollars.

Rod Yarger I understand your point however, I have been taken advantage of before just I wouldn't have a problem with joint ventures or paying for coaches.

- water heaters - plan on flushing them all and changing at minimum the anode rods and elements, get a bid from a couple plumbers.I say this because of the distance.
