Breakdown: SALT LAKE COUNTY (near main I-15 freeway): 2-bedroom: $220k (not including any other closing fees), projected monthly rent $1,600+, monthly HOA $100+, common/shared swimming pool.3-bedroom: $250k (not including any other closing fees), projected monthly rent $1,800+, monthly HOA $100+, common/shared swimming pool.WASATCH COUNTY (walking distance from local public high school): 3-bedroom: $245k (not including any other closing fees), projected monthly rent $1,600+, monthly HOA $125+, onsite property management fee (screening, leasing, marketing, managing) $100/month, common/shared swimming pool and sport court.The market in Utah is awful for rentals but I prefer it for my first investment. 25% down payment, 4.5% mortgage rate ($2,500 closing fees) and a $950 monthly payment.

I would much rather go to a pancake breakfast at the vets club, a chicken BBQ at the Elks club, a carwash for the local high school sports team, buy candy for an educational trip to somewhere for kids, Donate to the Lions club for the loan closet......

I notice there are quite a few people in L.A renting out pretty big fleets of vehicles so I'm guessing they must be making good money or they wouldn't scale up like that .I looked at the LAX turo lot prices but it seems like the fees would eat up a lot of the profit.There was a reddit thread I saw where this guy said he was a former Uber driver and now he's renting out a fleet of sports cars ( like BMW M4 , Porsche 911 etc) on Turo .
