there was the case in Washington with Joe Kaiser. who got under the skin of the WA AG and they went to war and guess who won that battle.. these folks now probably learned their craft from Joe and or are disciples of his.. like the hooked on overages folks in the mid west.But I have seen folks get some decent paydays but if your not set up with full blown accurant skip tracing a bull dog on the phone and then know how to maneuver a hostile county tax collector its a waste of money.

. $5000 at 5% for a $100K property. 2) Once you know your budget/approval #, you can locate areas in the city which are in your price range. study the area and get to know property values, new developments, attractiveness for potential roommates, etc.3) Craft a plan for attaining the down payment/closing cost needed.4) Contact/locate a broker5) Start making offers6) Close.Good Luck!

When I'm evaluating a deal, I look at the rental income and expenses, and craft an offer based on where they are now (if not fully rented, reduce value, etc.)

I think RVM tech is good in that I can craft a very short, targeted msg and they will (probably) listen to it WHEN THEY HAVE TIME ON THEIR SCHEDULE and therefore be more amenable to my msg.My CT platform does 25k emails and 8k text messages and RVM's (all custom made by me) for $99/month - very cheap but I don't think it's  "legal".Looking for advice like I said on RVM's from the group.THanks.Trying to get to the know, like an trust stage.Been doing this for Oct 2019 to 3rd week of Nov 2019 then again staring Jan 6, 2020 to present.
