My advice is to just keep the focus on a quality product, solid marketing, and treating people with care.........Do that and the phone will ring like crazy, regardless of how much they need to put down to qualify.

All other liens are treated like any other lien be it 2nd, 3rd or even 4th position liens

I'd reasonably think the expenses you incurred to do the foreclosure would be treated as a loss against your investment.

When factoring in the equity and treating it like it was a down payment, my cash-on-cash would not be 11% because in order to tap into the full 30% I would have to sell the property, thus paying income taxes.

I had the place treated for roaches a month before she moved out but once the place was empty, OMGsus!!!!
