Hello,  does anyone have any idea what a reasonable market rent price would be for group homes?

I have no idea on how any of that works, but if he is serious about getting into RE and if that's what he wants to do....then do it. 1500/month is about minimum wage, I don't see that much risk in taking the leap into wholesaling if that is what he stands to "lose" 

I have considered doing the CPE for property managers under NARPM, even though I have no intentions of becoming a property manager.Would that be a good idea to help wrap my head around the various fee structures? 

I started calling other mobile home parks nearby, to get an idea of comparables.

Unless you really like the idea of having a rental in this area!

Many investors did not like the idea of the prices of vendees because they were usually market price.

I am new to this idea and in the beginning phases, so I’m not even sure what other questions I should be asking.
