I have a couple older real estate advisers and some own around 10-17 properties.They always stress business practices that guarantee their ROI…because they remember buying properties at 500-5,000 and really making huge profits by buying low and waiting years and years to sell…and they still kept buying expanding territories and moving underneath the radar not ever really knowing until the next world catastrophe would hit but always ready for whatever.Recently, one of them told me his company made so much the irs came in to even verify the legitimacy and he said he sat their while they went through every paper and receipt his wife of 30+years kept and they are still together to this day making big bank…the advice was, “Always find a way to work with government entities and always have your paperwork in order.”

The very first day we went binding I got an inspector out there and this is what he found:- A questionable foundation (recommended a structural engineer check out because soil has been dug out around support pillars)- Plumbing issues (multiple leaks and some cast iron pipes)- Recommend a termite letter due to visible signs of wood damage in a small area- HVAC nearing end of life- Some mold present in crawl space- Electrical: none of the outlets are groundedThis is not an all inclusive list, just the more big ticketed items.

You will be able to set up the DST with a one time filing fee and paperwork with DE and then will be able to create unlimited child trusts underneath the parent DST (child DSTs do not require any additional filing fees or state paperwork).

Both the series LLC and DST will allow you to create unlimited child series underneath the parent entity so they will scale with you as you grow your business and eliminate the need for multiple traditional LLCs which would require multiple filings, fees, etc so would be costly and time consuming.

This would allow you to have one entity that is filed with the Secretary of State but you would be able to create unlimited child series LLCs underneath without the need for additional filings, banking, etc.
