I've done many deals without using my money, my credit was never an issue in most of my dealings.What can be critical is the perception of others thinking you have good credit, that really is based on your ethical behavior, how you present yourself professionally......again, education is the foundation here.

Good agents do that.Also remember Sellers perceptions are not reality many times.. sellers think things are great with their house when its a train wreck and vis a versa.. buyers especially with all the internet guru stuff are out there in droves trying to wholesale with no money.. a good agent can flesh that out and kick them to the curb like they should.

Many investors (especially here on BP gravitate towards the C neighborhoods due to the perception that they will receive more cash flow.My opinion on a B neighborhood vs a C neighborhood is that in a C neighborhood you will have periods of time where you do make much more cash flow on your C neighborhood properties then you do with your B neighborhood properties but there will also be more times where you need to put money back into your C neighborhood properties than your B neighborhood properties.

That said, market perception is a real thing and if the home is marketed as Modular and the market is as uninformed as I've seen you may end up with a lower appraisal and sales value.A Manufactured / mobile home uses a different appraisal process (HUD) and generally will not appraise nearly as well as a stick/modular home.Do you have any pictures you could share of the home?
