Its probably a crazy idea however last night as I was surfing BP while BP was having the little issue with server load I thought what a pain in the butt it must be to be the owner of this site at times...

Let's face it, quality is what we are after because junk postings only contribute to server load and slow down this site's performance.

We did have a problem with one of our servers and have since corrected it.  

I would recommend using process server.

After you've paid your attorney, process server, and court costs, of course.  

Get the holdover sample notice from your Housing Court clerk and have a process server delivery/post.

I wanted to update you all on what has happened to the site today.This morning 1AM we ran a site update which didn't take and caused the server to crash.

If that was out of state property I would be forced into #1 and if it was small multi-family I can probably elect one of the tenants (for a small fee) to do that for me.There are process servers who advertise on Craigslist that you could get to serve the notice. 

Working with a remote CPA who has experience in real estate is better than working with a local CPA who does not serve real estate investors.
