Good Morning @Matthew Grebeta,There are many duplexes in the area to select from, however in a cursory overview of your post it seems you may want to pick areas that fit your family best first as far as a safe location, etc. and slim down the investments from there (look for zoning districts that support duplexes and that will give you a selection of regions to slim down).

the chance of a foreigner getting sued is pretty slim.. they may get named but pretty difficult to chase them to other countries.. it would be prohibitive in costs.that is one of the reasons foreigners have such a hard time borrowing money in the states the banks know they are in reality simply equity based.
