If you read your local tenant landlord laws and attend landlord training sessions you'll get a feel for what language is required and what can be customized.

I would like something more explicit that discourages things like psychic palm readings, private piano or belly dancing lessons, massage sessions, hair and nail services, baby sitting except for friends and family etc...(2) Late fees and other charges.

Any way Pro Members can get replays for sessions we didn't attend?

We have not yet had our first "planning session" bc our work schedule is difficult.

They had info sessions in southern CA in the past (maybe once a year), as well tour events in Memphis and Dallas.  

Are you ready to have them in the dead of winter when nobody is moving, with school in session and parents with kids don't move.

Each situation is unique and while one option may fit 75% of the people in that situation, it's hard to tell who those 25% outliers are going to be.My best recommendation is to get with a real estate knowledgeable CPA, go through a long session where you outline your business goals, retirements goals, other sources of income, etc and have them tailor a plan that works for all (or most) of your goals.

I'm going back tomorrow to attend a strategy session to get more details on how specifically the dynamic in the groups will work.
