I'm originally from Minnesota and will be missing that classic Minnesota fall this year.

However, the current pandemic changed that, as the those who lost their jobs and fueled the 13% unemployment were mostly service workers with low paying jobs – the classic Class C and D property tenants.Unfortunately, it meant that many of those tenants couldn’t afford Class C properties and could only look to rent Class D properties.

It was a classic example of a mismanaged property neglected by the owner.

Right when covid hit, I was re-purposing a large SFR into a sober living home. 

We just Got under contract for a beautiful building with a ton of historic features, and instead on coming in and completely gutting out the units, we want to work around these classic features, while providing modern touch and feel; mainly the woodwork around the unit (beautiful floors,trim, doors and kitchen cabinets that I don’t want to touch much).

And of course the classic Rich Dad, Poor Dad by Robert Kiyosaki along with The Millionaire Next Door by Thomas Stanley.

My internal debate is should I move on from what I know so well after doing more than 1000 deals and start swinging for the fences on repurposing shopping malls or something, or stick to what I know and do well.
