I've flipped 6-8 houses, made good profit on those, and just purchased my first 4-unit multi for mainly cost seg purposes/long-term appreciation.

As far as I understand the most common use case for HELOC is revolving line of credit for large purchases or renovation projects.

I know my purchase price but I'm trying to work backwards from there.

There’s actually quite a few investors from California making purchases over here. 

This amounts to lost opportunity because if you had purchased RE, at the closing it can start producing return. 5) ADUs detract from the existing structure whether this is privacy, a garage, or just yard space. 6) this is related to number 1, but there are many more buyers looking to purchase homes for their family than there are RE investors looking to purchase small unit count properties.
