sounds ridiculous but a situation ive encountered multiple times. ask yourself how much extra work you want in your life, offsite landlords get put out of business regularly, I've seen it over and over again. consider your options and learn everything but diving in.

My point is sewer, fire sprinkler tests, parking lot, sidewalks, etc.  

But, as I've tried to point out multiple times on similar forums, where is the accountability to the advocates and bureaucrats when the poor and downtrodden's situation only gets worse due to these policies? 

If you don't meet the tests, will you this year?

If you found a larger property, say a 20-30 unit property, you could sell multiple houses and 1031 them into it or do a mix of houses and a loan.

You can also consider doing a 1031 exchange to an out of state property or to multiple properties.
