The title company takes the funds from the sale, and then pays off those liens and clears them.

I mean in general what sort of expert should I try finding first, but if someone has specific people in mind who deal with the UP that works for me too.

Seems to me that if an investor considering syndicates who does not have experience or contact with syndicators would do well to join with a group of investors experienced in investing in syndications and pay the membership fee to “ride” the knowledge of experienced investors in this field.  

This allows me to seed the property for 6-12month, then refi, and pay the full amount of the HELCO back in one payment. 

(minus whatever closing costs they're paying) its kind of regional how title work is done..

Nathan keep in mind not everyone is a landlord most litigation in RE is between partners and investors suing GPs etc etc. 

Could always get lucky and sell to an investor who pays higher, or it appreciates faster as it becomes more desirable with density increases.

There's no guarantee that the liability coverage will pay out unless the tenant is negligent, at fault, etc.Mold is typically not covered by insurance at all. 

Another thing that my brain keeps milling on is the fact that if in a normally purchased deal, I work hard and pay off a 3 million dollar building in 20 years, and then don't pay my 80k annual property tax, I'm going to lose my 3M building that I "own" but somehow don't really actually own.

I got the duplex for a very good price so I financed more money than the cost of the house so I don't have to pay for the rehab out of pocket.
