Just in this thread I'm seeing a lot of people who are setting up their listings in a similar way so that the Airbnb brand account could live-on with the property. 

I went high on the expenses, which came to roughly over $20K. assuming 1 unit to be vacant per year (83.3% occupancy).

Include the finish selections as well so they understand what is being installed (Carpet is cheaper than hardwood and if you install hardwood herringbone thats even more expensive).Then you have the general terms as part of the contract which are insurance requiremens, licensing, schedule, indemnifications, lien waivers, case of default. 

Lived in this home for many years before buying another and renting this one out.

If you are living there, then you need to weigh the benefits of having a home, as oppose to renting somewhere else.

While it's positive after expenses and has potential for improvement in year two, it’s been a bigger hassle than anticipated and taking attention from other priorities and areas of our life with not enough return. 

My grandmother wants to sell her home but live there rent free for the rest of her life.
