I know from experience that things will ALWAYS COME UP IN RENOVATIONS and it can honestly be hard to agree on the allocated time for some of these changes)- Plus many more items - it's easy to get out of control with contracts. 

My lease states I am not responsible for collecting the rent, the tenant is responsible in making sure I receive the rent. 

Hello All,Here's the situation, I have a 4 unit home, fully rented,  all with 1 year leases, located in a great location of Jersey City.

that we’ve learned in our 24 years, managing almost 700 doors across the Metro Detroit area, including almost 100 S8 leases.

It's a brand new lease up multifamily apartment building with 60 units.Loan estimate 8.1 M, LTV estimate 65%.

Fairly straightforward, just ask the contractors what will make their job easier and keep them on schedule...removing old pipes, opening walls etc.If you haven't put the house under agreement yet I would bring a detailed and itemized list of repairs needed, maybe even with estimates, to the negotiation with the homeowner.

I have it for lease now and I will have a property management company look over it for me.

Review their lease agreement and addenda.

Lease clearly stated no illegal business and I'm pretty sure he won't be able to pay rent without the additional cashflow he had coming in.Tenant actually put the house address on a website for rub & tugs (rubmaps.ch)- that we are trying to get removed.
