Currently, power is on but lightning blew a couple of breaker switches plus WiFi is down, modem is fried, dishwasher doesn’t work, dryer turns on but doesn’t heat, garage door opener doesn’t work and one Nest thermostat was fried.

Yes, it can cool/heat more square footage...so if the property is compact, maybe some rooms won't need it but chances are you'll need multiples.

Heating is big in my area too… I’m in the mountains and the landlord usually pays for oil so another $4-7,000 out of pocket.
