Go look at a list of university classes offered, there will be a no hype, no spin description of the class to be taught, any education site should be doing the same.If you see nothing but sizzle, no meat, hype as to your success, claims of successful deals done by anyone (the guru or students) you're at a marketing site, not an educational site.

Learning the CT Landlord/Tenant laws, building a lease, creating a listing (taking great pictures and being descriptive got us positive feedback), doing showings, screening tenants and actually being a Landlord has been invaluable.

Supply and demand is the reason, but the question is what is driving supply and demand curves in these areas...My guess is geographic factors -- lots of people want to live in certain areas (NYC, San Fran, Washington DC, etc) but there isn't enough land to easily support all those people.

The tax deed takes out owners and liens but doesn't necessarily cure problems with the boundary description, exact location of the property, access rights, other such matters that can greatly impact property values.

Last rental I followed my usual protocol of info overkill on a Craigslist ad: lots of pics including building exterior and window view, a drawn floor plan with dimensions, and lots of description and saying we credit check.
