That's way beyond having your cake and eating it too!

My logic behind this is, if I can stay above a 4.5-5% cap with a 10/10/10 it's just extra icing on the cake for the duration of the hold. 

Although other areas in Brooklyn take the hipster cake still, in my opinion Bronx offers most opportunity for the investor, has so much more room to grow than those other neighborhoods.

Money will come along the way, but you can't bake a cake with only purchasing the ingredients and not know the recipe.

The icing on the cake is that many winter weekends get booked by lowering rates, having great photos, houses have great views and nice interiors so the "in the house" experience is nice.

At the "start" (3-5 years ago) it was a piece of cake.

I know some landlords even stay connect to the alarm on their units with an app just to monitor things but don’t include cameras (though that’s an option).With tenants moving out and that you buy the system you’ll be able to transfer the system to new tenants without a hassle.Installation and set is cake and very manageable without having to drill holes in walls or doors.

The only thing I would ask for additionally would be a copy of something, which they charge on a page by page basis.The first time there might seem a little intimidating, but after that it's a piece of cake.
