It's not the right time to do the vetting in the process.We are discussing general terms and once there is a meeting of minds, then the vetting happens.Right now they want the house but not unless I can commit to a long term lease, and I am not keen on the idea of just handing the keys over and let them go to town with "renovating".I fully can imagine the image in Close Encounters of The Third Kind where the guy dug a hole in the living room and made a pile of dirt and walk away.

I find folks that use those services run the risk of not making any money as too many fees are built in up front.Keep in mind in your area competition is quite keen.. there are not fat hogs being made in those markets at the FCL sales

I'm not familiar with the laws in your area about raising rent more than 10%, but if you aren't too keen on your tenants anyways, raising rent by $200/month may help coax them out and you get new tenants at a higher rent that you properly vetted.

I definitely wouldn't raise my offer from where it is - I even asked the broker if I could flip the contract somehow for the $35k spread, but they didn't seem too keen on the idea :)

Personally, I'm not ultra keen on making investments that bank solely or largely on future appreciation, even if it's calculated very conservatively.
