I have approximately $200k that I feel comfortable working with, and I'm hopeful that other more experienced members of this community can help guide me in the proper direction.I currently work as a broker of commercial processing equipment (Pharmaceutical, Food, Mining, Chemical, etc.) and am confident that the skills I've developed in this profession will help me moving forward.I like the idea of buying and holding property, though I'm trying to be as open minded as possible as I'm aware that there are many different avenues toward wealth creation in this industry.Thank you - any suggestions, advice, warnings, or words of encouragement would be appreciated!

The reason I choose Seattle is because CA is the highest already in at least West coast, and the 2nd city for all foreign will target for is now being Seattle, plus all the high-tech company growing with much more job creations over there, I have some confidence for the value appreciation in the mid-long run.My goal is owning two different type of properties, and first is looking for potential increase for ROI from year to year, but acceptable for low potential value appreciation. 2nd property is looking for good value appreciation with just 4-5% NOI to cover my mortgage.It sounds very interesting for your Denver 10% CAP deal, could you please recommend me some for study?

I've turned around docs from start to finish in as little as a week (including entity creation), and i have other projects where it takes a good half year to finish the docs because the client took one or two months to review for every turn of docs.

As stated in previous post besides the 500k+ government jobs number, which uses logarithms to determine the number of jobs, the household survey report and payroll report show less job creation and most of the jobs that were created are seasonal hourly work.

The cash flow is nice, but the longer I hold the property the lower my average annual ROI is because that initial value creation is stretching over a longer period of time.The other reason is that after 4 to 5 years after a rehab, my properties tend to have a higher frequency of maintenance requests.
