I have since installed new LVP flooring in the first floor, installed crown moulding, replaced the upstairs windows, installed A/C, and did some cosmetic upgrading (ship lap, board and batten, and painting).

However, Pasadena is full of older houses that need some modern amenities and features, like higher ceilings, smooth ceilings, new flooring, double pane windows, modern appliances, modern paint colors, etc. 

Did a walk through today and it needs new bathrooms, kitchen cabinets and appliances, Windows, paint, and landscaping.

Hi all, Got really lucky and found a deal in Ocean Co, picking it up for $115K, needs about $10K max in work (flooring, paint, cleaning), and will rent for about $1600/mo.  

This property is managed by a PM who filled me in on all this gore and how the carpets are worn out, will need complete paint and so on.

I've networked with an experienced flipper who found the deal and proposes I finance the job, he does most of the work and manages the subs and I take up the painting of the house and lend a hand with some labor. 50/50 split on the exit.  

I'm looking forward to hearing any and all insights you have to help paint a more detailed picture of your city.

It's hard to say without seeing it, but the big things are of course the paint and carpet.
