you can negotiate to buy out the lease if the lessor will go for it. its a tough business now in our area.. some really smart young bloods up in Seattle have put together a fantastic on line way of following the sale. along with they own the RE company and the HML.. they provide the check they do all the work you simply need 20% equity and they will bid for you and make you the loan they will have the redemetions rights figure out etc.

I don't remember,) we still had to wait a bit so as not to provide the fleas with any food(yes, I mean human blood.)This craziness occurred after I'd been in the business for 13 years.

ADU's can be rented to anyone whereas Family Member Units are only for persons related to the property owner by blood, marriage or adoption.

Make sure you have plenty of reserves and you have great tenants.one of the biggest fallacies I see on BP is people thinking rentals are immune from a downturn or major correction.. some areas yes some areas its a blood bath.. and landlords who have limited reserves lose properties.
