Some will say you just need Liability Insurance, but there are tons of risks with that, since most policies will find carve-outs, limits, and flat out will tend to deny larger claims on technicalities that will have you fighting for your personal assets in court.With that being said, LLCs limit personal vulnerability to potential lawsuits related to the property(ies).

I'm thinking of teaching this so that it can be replicated, later on.Servicing  of a large portfolio should be around an .125 to .375%, not a dollar amount of service charges, but a flat fee is the best way for single notes and it is high for small notes.

Put an ad on craigslist for a specific job you need done and if they do good work at a good price then keep in contact with them and also find out if they will work for a flat rate.

Many attorneys do a flat rate for eviction actions, but some might be able to just charge you for the court appearance, if that's all you need.

You cannot take a flat 50% discount because of the current vacancy.If 10% is normal V/C then you'd want to value it as if 40% were leased at market and add the 50% that is not.
