I am now asking for a background and credit check.

I do get good business from it.Most investors on the site are residential and the commercial investors tend to stay more in the back ground.

More background information in case it is helpful:    I spent the first part of my career in the small business "startup" world, and I recently sold my latest company (B2B Saas field).

I've grown tired of my "9-5" and thought I'd revisit the idea of doing something real estate related.My immediate goal is to discover what opportunities exist that would be a good use of my technical background, but I'd also like to explore the rental and rehab aspects.I'm looking forward to interacting with all of you!

Someone like that would get you in trouble.And do you plan to do background checks where you sublet?

Background: I'm a very conservative investor and may look through a hundred deals a month, and at the end of the year only invest in 4-5.

This one is going to vape/smoke/burn candles in your unit/property anyway.This is why you send a copy of the application and tenant criteria prior to doing background searches, let alone signing lease agreements.
