If, while running your numbers, the returns are within range to your criteria, do not lower the expenses to "make it work", but just know that some months may be higher, some may be lower, and if you have the cash reserves to support a higher bill or unexpected repair, then the underwriting at least helps you mentally prepare ahead of time.Any calculator, based on the inputs from any noobie or seasoned professional, will NEVER be the same as your actual numbers.

Online info and webinars are great, but you have to go to meetups to workshop what you are learning with others doing the same and others ahead of you on their journey.

Looking ahead to 2025, our strategy would be to buy a second STR.

I would recommend networking with some local realtors as well to stay ahead of the curve and maybe find some pocket deals.

We’ve been visiting Maui since 2001 and although we’ve made several offers over the past years (mostly in Kihei), we don’t currently own in Maui.

Some place that I can reasonably visit myself if need be on a weekend.

Keep researching and visiting potential areas; finding the right fit might take some time, but it's key to a successful investment. 

Later this month, I'll be visiting the city for a couple of days and would love to meet anyone who can help me kick off my investments - agents, property management firms, wholesalers, and contractors. 

My wife is considering a job move to Dallas and we are looking at houses in the area ahead Welcome to Texas. 

He passed away in July 2023 and no one has visited the home since then.
