And really shop around for the insurance since there could be so much variation there.

Exactly what "assisted living" means depends on both the state and provider in question: variations in state regulatory definitions are significant and provider variables include everything from philosophy, geographic location and auspice, to organizational size and structure.

So taking into account the seasonal variations in selling- I was still having debates with agents and flippers that the market was headed the other way because of the increase in the data that they were happy to point out.  

As any city has variations block by block and getting to know that is important.   

Will Barnard thanks for your input, it's valuable for me because it's good to know that there are variations in the market, as I was finding the 70% rule worked in some markets but not others and I thought I might be factoring something wrongly.

Even changing just the one board to match will be near impossible due to color variations even with boards from the same box and more so, over time the colors have changed due to wear and drying out.
