Vacancy allowance 5%, this is up to you lawn care (you or tenant), advertising, turnover cleaning, HOA if it has one, What about future assumptions for repairs and maintenance? 

Replace the top with something contemporary and elegant, and use a vessel sink with a nice simple faucet set, a nicely framed mirror (or tight wall-to-wall, counter-to-celing mirror with a hole drilled for the light fixture), and a clean-lined contempo fixture (a couple of hanging pendants?).

I agree with Jeff Beard in general on this, because a lot of tenants are not that neat and clean or have way too much furniture, or will have the place in a state of chaos as they are preparing to move.

So I would still remove any carpet in bathrooms but only deep clean dirty carpet (if possible) and just make sure the kitchen baths are functional.  

A guy called me for a price to clean up and clear a yard at one of his rentals .  

The "angel" tenant is a single dad who is a handy man and seems like a great guy who keeps his property clean and in good shape.  

If there is an electrical issue, you can test it with a multimeter, or remedy a cleaning issue that is blocking gas flow.
