Looks in the ballpark - especially if your PM has a working relationship with the painter - of course a couple more bids is the obvious answer - but when you don't live in market you really need to lean on the PM for not just a fair price but a reliable painter.

The danger is when you wire brush old paint, the painters must make sure they have personal protective equipment, PPE, like a respirator, gloves, bunny suit, etc.

- removing trash and regular upkeep of the building- basic handyman skills and customer service (responsible for outsourcing more complex repairs)- dealing with contractors and giving access to the building or apartments (roofer, brick repair, painter for fascia and fire escape)- preparation and apartment showings for new tenants - major repairs such as painting an apartment to make it tenant ready will be extra compensation.

If I have one receipt that covers multiple houses, I'll break it up by Class -- assigning the correct amount to the correct Class (house).If an invoice covers multiple trades, I'll break it up as much as reasonably possible, though I try not to go crazy (if a painter gives me a bid for two coats of paint, I won't break it up into two line items :).
