I have a lot of clients who live in NOVA or DC and invest in Baltimore, it's long distance prices but you can still drive up and lay eyes on it if need be. 

@Metra I looked at the website for turnkey investing but it appears they stopped the podcast in Mar 2016.

Most of the jobs are in corrections and nursing, the manufacturing jobs here are Bombardier and Nova bus.

Buying the property now costs you additional $7,000 plus about 4%.Let say that at $150,000, with 20% down, and %3.9 interest, over the next 17 months (Nov'16-Mar'18) the house cash flows, $300/mo after vacancy and cap-ex.
