But dang straight she was right there on closing day to pick up her commission check.So my point in all that (again I am not trying to say all brokers are idiots or anything like that) but just that sometimes the brokers can and will get offended by certain offers that you try to submit, but I feel it is not the brokers job to get involved in that part of the deal, they are hired to help the seller present his/her property in the best possible “light” so to speak in an effort to attempt to get the best possible price for the property and occasionally do a few necessities on the seller’s behalf (such as smoke cert., little things like that) and on the buyers side they are hired to find the properties that fit within the buyers parameters and help them arrange viewing and putting in offers (and occasionally they too will help with little things here and there like helping get HO ins., lining up the inspection, etc.).

From a buyers perspective always get the strongest deed you can.Be careful on how you construct the contract as that is what will control the type of deed and title you are passing as well as the necessity of title insureability.

I say that it is almost a necessity, in the fact that it's hard to do things on your own.  

I received almost zero financial education from my mother, mostly just because every dime she had went only towards necessities.

So this make sense but under the traditional home purchase scenario I need 20% down for the new house which would make selling our current home a necessity. 

I guess the nightmare scenario would be an uncooperative owner on the other side, but are there any laws regarding the necessity of both owners sharing the expenses?

I kind of stumbled into this whole rental investing thing by necessity, but I think I can see a bright future.

I do know most other homes on my block come with a garage so the nice sized shed i want to build is more of a necessity than anything.
