So why not let the people who do that do it, and get the better investment.Just thought I'd lay all this out in case anyone has any suggestions, before I just google some more on good areas to invest (Houston i being hyped, as is Columbus, or Florida, and even Phoenix is up there) and arbitrarily picking something and getting an agent.

They are all right around the Knoxville area and are all managed by the same manager.However, in GA and NC we are still using multiple LLCs.By the end of this year I expect to add holdings in SC and we will start with one LLC there and evaluate it as time goes by.But, you touched on the liability issue and in my opinion the complexity hyped by many gurus over the use of lots of LLCs does not match reality.

Usually you would go to a cheaper place to retire versus a more expensive one, the world is a vast place, I'm sure you can find a place to retire just as nice as the Bay Area in other countries/regions/places.Don't just follow the "hype" :)

I really think that the city has its fair share of challenges, but is also going to be on an upswing for the next few years, especially in areas of the city that previously haven't gotten a lot of hype (Jefferson Chalmers, East English Village, etc).
