If they had bought from me in the first place I could have provided the same model used, but less than a year old for $400 and would have had it repaired or replaced in under 24 hours from the initial tenant complaint.

That said, in my own personal home our cat stopped using her litter box and we fought the good fight and solved the problem in under a month and cleaned the afflicted area daily and still had to pull the carpet and the one sheet of subfloor she targeted.

I have seen costal condos flip 10-30k in under 2 years.

Most can get it done in under a month.  

The A house I could sell in under a month easily and enjoy high appreciation.

Personally if you cannot analyze all aspects of the deal in under 5 min ( It takes me under 1 min in my market ) you really should not be doing deals alone, yet.

All responses were tire kickers looking to simply see what their houses were worth.Though my responses have been from different marketing sources, the leads I received have expressed one constant – owners are getting inundated with the SAME type of marketing from RE investors: postcards and letters.

Any logical person would know that multiple offers would come in under the $10,000 scenario.  

I account for 200/ft furnished and hope to come in under.  

I hop in the truck, stop by the hardware on the way and match up the new valve with the picture and within 30 minutes i am knocing on the unit.I go to the hot water closet and shut off the main to the unit, test the water in the sink next to the toilet to ensure it is off, grab my adjustable wrench, pipe wrench and thread tape and replace the valve in under five minutes.I show the tenant what I did and how I fixed it and thanked her for always being so prompt with any issue and for being such a great tenant.She is in her 60's and says to me "I have rented apartments my entire life and I have never had landlords as good as you and your wife.
