To get an initial feel for a market I recommend looking at:Population growthAverage Income growthProperty value growthRatio of property owners to rentersDemographicsLarge economic drivers (Hospitals, Army bases, Universities, other large employers)Street view on Google mapsYou can find all of this information with a Google search.

According to most strategies out there for investors, it is best to bump up expenses to 50% and vacancies to 10% so if anything happens like an economic downturn or something breaks I wont lose my shirt.So for my analysis I bumped up the expenses (to 50%) and vacancies (to 10%).

I figure if he had no energy to shave, he certainly don't have the energy to mow.The property is located in an "A" area, almost 100% homeowners, all with beautifully manicured lawns, so even when my tenants cut the grass, it's not even or edged, and there's no spring and winter cleanup, it still stands out looking unkempt.

I do not plan to sell this house within the next 5-10 years unless circumstances call for it so I am basically planning to buy and hold for the long run.I am hearing that all of this work could be well over $60K ($25K for garage, 20K+ for  3 high energy efficient HWH/Boiler combos, and $15K+ for roof)) which is causing me great concern.
