GRIT is used as a catch-all to describe a characteristic that is difficult to describe.

I don't know market specifics about the York market but it obviously adjoins the Harrisburg Metro area and shares some investing characteristics.  

I would not say which is best city, but would look for any city with the following characteristics as an area with great potential for multi family apartments:1.

I will say I think Bay City has many of the characteristics to be a great place to live and visit (it's kind of like a poor man's Traverse City right now). 

An appraiser is going to compare other comps to determine the the value of a particular characteristic (called linear regression analysis).  

Sure it might have some appreciation characteristics but what if that doesn't pan out for you?

I'm looking to hire one for the first time and I'm unsure of what characteristics/costs I need to use to evaluate.
