I love how luxurious it looks.. second one IMO looks more functional but both are pretty and will be impressive to buyers!

I am with Rodeo so I have access to pocket listings in luxury segment too.I know it's challenging to find an Agent who knows what to look for for an investor client  - not exactly your "next home with stainless steal appliances and granite countertops":-).

Are the properties either commercial or luxury properties?

At this point after more thought, I will either work my butt off in my current W2 job and try to go ultra-frugal and get #3 done without any or much financing (one more SFH).  

I visited Home Depot and was very impressed with the thickness and toughness of the material. For those of you who have had this installed in your rentals, how has it stood the test of time?

I love the ultra thick option, but the regular ones are suitable as well.

Looking forward to a 50 unit luxury rental building and the casual flip here and there. 

If I were showing a luxury apartment unit, on the other hand, I think a suit would be more appropriate.

You can buy mansions in Detroit in some places for little more than the back taxes.

For the mid-end apartments, I've switched to the Luxury Vinyl instead of hardwood and this  costs about $2/sq. foot and is easy to put down and have gotten great reviews from renters.
