I suppose you might have a better chance in picking areas of a state with high winds. 

You can also pick their brain on what repairs should be done and what features need to be added to up the value.

I think it can work out best if you get your horror stories over early; some people get roses and rainbows with their first tenant, think "this is easy street", pick up a couple more properties, then get a bad run or two and lose everything.

A designer should help you pick out the correct scheme and also help source these as well.

Always keep in mind that investing in real estate is a journey, and it's acceptable to start small and pick up skills along the way.

I've had clients pick up a half dozen homes without ever putting more than 5% or 10% down or selling any of them.

Just pick one that challenges you and forces you to think critically.
