Eric W.We just had another 6 inch snow fall, and temperatures have never been above freezing for the last week or so and the long range forecast is 2 more weeks of this sub freezing temps.I'm not getting any calls from people who want to move right now.The first day in Feb when the temps break 60 degrees, will be the start of the spring thaw, not only in temps, but prospective renters too.

One thing to be sure of if it is a small child is to have the water heater temp set to 120F or so to reduce scalding chances especially in a shower situation like you describe where a small child may barely be able to hit the controls.

There are bridge loans that take a construction loan to permanent debt. once a property has seasoned and it's completed you can refinance. whether that is a new build or a flip, lenders typically have seasoning requirements. building is all about structured finance and making sure the loan product is a bridge product or temp to perm. if you want to learn more I'd recommend talking to construction financing firms. we are a builder
