I felt it impartive to have a cohost bc if I would have communicated with guests i would have driven them away bc of long term landlord experience and what I require from long term possible tenants.More things I have learned: Have surveillance equipment outside of your property (this can affect your listing bookings) .

Now the plumbing backed up so I had a plumber run a camera and he is telling me all the cast iron plumbing is no good under the slab so will need to do major work to get the plumbing working again but don't know what im suppose to do with the tenants for the week or two while we fix plumbing issues and insurance will not cover any expenses so is there anything I can do moving forward that will accommodate for the large expenses?

How to automate:-Gate access with internet so you can control from your phone-Camera system for security again with internet you can access and control from your phone-Web presence with website that allows for direct booking of unit on the website-Call service that can field phone calls and rent units via phone-You need a part-time employee (we used a college kid) that will go through every week.
