My husband and I have been custom homebuilders in the Wenatchee valley and surrounding areas for the past 15 years.  

Every time I've been burned and had to end up dealing with a much bigger problem, bug/rodent issues affecting surrounding tenants, city notices, tenant skips town after giving their sob story of being behind on rent, etc...All that to say, if the lease is month-to-month, let the tenant know what has to happen or she has to go.

Our property has an old chain link fence surrounding it, including fully enclosing the front yard. 

Here's my situation:1) Looking in the Providence Rhode Island area, and surrounding communities (Pawtucket, East Providence, Warwick, Cranston, etc)2) I'm fairly busy with my business, so need assistance with finding properties (on or off the MLS)3) Prefer properties that are fairly turn key (again, because I'm busy) but willing to take on rehabs for the right deal.

I do not know the area at all, but just by Zillow and changing the criteria to show sold properties in the last 12 months, it looks like houses in the surrounding blocks are mostly $130-150k ready to go (not fully rehabbed to be top notch).

It is about 10 acres surrounded by his development on all sides. 

Once Boston and surrounding areas over loads they will be coming for those locations. 

Hi my name is Brendon and I've been looking at the Kalispell/Surrounding areas for sometime and would like to get in touch with some Agents/General Contractors/Investors/Builders in the area. 

One of my lessons learned is to start high and lowering rent if there are no bites. rents will go up in this area as the surrounding parts of town are growing tremendously.   

If it has a damaged surface just pull and replace (expensive but lasts longer...do acrylic and set in spray foam or plaster of paris) but if surface is okay use caulk remover to get the caulk softened between the tub and surround.
