What state should the attorney be licensed in?

My other question is that the listing agreement states that we are not allowed to sell to any client that he brought to us during the listing period or he will be owed commission.

Hello BP community,I am a relatively new out of state landlord and I have a rental on the market in Bluffton SC, which has been hard to get rented.

Louisiana is also a very landlord friendly state and that doesn't hurt either.I have been looking at the rental data in New Orleans lately and it seems like there may be a surplus of rentals available, most likely due to the STR rules causing people to switch to regular long-term rentals.

You need to be careful with prequalifying people these days as various cities and states have laws that can restrict that. 

In those two specific states there is just a ton of build-able lots especially SWF so you dont have a supply issue like other areas of the country that are supply constrained and therefore prices are holding or even rising a tad.

A few weeks back I had an out of state client land a turnkey rental for $275k in downtown Sherman with a long-term tenant in place paying $2275/mo.

Proper notification and time line is dependent on state law.
