35$ a square foot, probably.I could typically do a early 70s home needing everything, except maybe shingles, for about $25/ square, with me doing a lot of the work, but nice finishes, tile throughout,  tile bath surrounds, stainles appliances, mid level cabinets, new mechanicals etc

She has a finance and project manager background and I am a third generation contractor (who promised his dad he would never be a contractor... sorry Dad what did you expect when you would wake me up at 5am to haul shingles and bricks up a ladder at age 14) and first generation entrepreneur.We are truly looking forward to the constant improvement environment Bigger Pockets has created here.

IF it nots cedar shake, I bet you have multiple layers of shingles, In my area 2 layers and then you have to tear off.

If the roof needs replacing always opt for the lifetime architectural shingles with streak guard.

This is assuming the property is actually turn key and there are no large expenses actually needed, windows, heating/cooling systems, shingles, siding, etc.

Then using that money for 2 residences.I have a decent job and would not be difficult to cover a second residence on my own, so I have considered doing this. 30 year loan would be ok.I have also been looking at older unloved homes in the 25-50000 range and getting an in house loan at the bank, problem with that is for the 5 years financed no real posative cash flow but after that they would be mine and could recoup funds.I may even hang my shingle out and see if i can find a no money down or two.Although I want to buy and hold I am not against an occasional flip for the right motivation.I would hope to have found my first property w/in the next 90 days, we will see.I would love to hear any and all opinions.Would love to hear from those of ya in idaho and texas esp and if in the central texas area maybe meet up and chat a bit.Thank you

As I mentioned, we buy as-is, and just a real life example.. we had to fix the roof.. original quote $5K.. great.. except they have to fully re-do the boards, and remove 4 layers of shingles, final price was $11K.. that's the stuff you deal with..
