If they are inept or lack the ability to operate in this space it takes them down.

Include a walk out basement with living space in basement.

A lot of people have problems seeing how the space would look with furniture or even what some rooms are. 

There are various opportunities to employ different strategies in the multifamily space.  

Just like learning your market values, learning the players in your space goes a long way.  

If you are doing section 8, there's a good guy I know of that handles that although I don't have personal experience in this space.

But our beach places offer families space (not having multiple hotel rooms), fully stocked kitchen, beach supplies, etc.

We own and operate 51 multifamily units and we also do property management in Orlando and Jacksonville for other owners of residential properties from single units/homes up to 80-unit apartment buildings.I've always tried to network and meet more people in the real estate space wherever I live and would love to meet more people in the Orlando area.

This doesn't mean they are great deals, generally, in the syndication space as it is known on BP, real estate is the product, but marketing is the business.
